A wall tie is a steel bar, strap or twisted wire which is built into a double skin or cavity wall to hold the masonry together; usually made of mild steel. Wall ties are crucial to the stability of external walls.

The principal of cavity wall construction is simple and effective. Separate outer and inner layers of brickwork are held rigidly together with steel bars or straps called metal wall ties.

Cavity Wall Tie Replacement

Cavity walls have been used for more than eighty years, providing a rigid and well ventilated framework with a dry inner surface.

Problems arise when the metal wall ties corrode. Corroded wall ties can expand up to nine times their original thickness, causing the mortar joints within the wall to crack and be forced apart which in turn leads to horizontal and stepped cracking in the brickwork.

Cavity wall tie failure can also cause the brickwork to bulge and excessive cracking can weaken the walls and they become unstable.

Our fully qualified surveyor holds the National Qualification for remedial surveying (C.S.R.T.) and undertakes inspections of properties, using an endoscope, to determine the condition of wall ties and the extent of any corrosion. We use top quality stainless steel remedial fixings.

The condition of the wall ties in a house can only be discovered by a visual inspection of the metal tie. This can only be done by using advanced optical boroscope instruments or by removal of brickwork or mortar from the external leaf of the wall. In cases of advanced corrosion visual signs such as cracking can occur, but this is not always the case.
